Current Status of the ProjectThe accompanying Naples Beach Club, a Four Seasons Resort (approximately 215–220 rooms) opened in November 2025 and is fully operational, receiving strong early reviews for its beachfront elegance, dining, and spa.
The residences are now in active delivery phase:
- 58 Beach side Residences – Gulf front buildings north of the hotel. Deliveries are phasing throughout 2026. The first recorded closing occurred in May 2026 (a large Beach House exceeding $20 million). Many units are already spoken for.
- 95 Golf side Residences – Five buildings overlooking the new Tom Fazio designed 18 hole golf course (“The Gardens”). Occupancy is rolling out from 2026 through 2028 (official Four Seasons materials list full Golf-side completion toward 2029).
The new Tom Fazio golf course is scheduled to open in fall / Q4 2026. A conservation easement permanently protects over 100 acres of the property, ensuring lasting open space and views.
Pricing & Availability (July 2026)Residences are sold directly by the developer (The Athens Group / BDT & MSD Partners in partnership with Discovery Land Company) and do not appear on the MLS.
Approximate pricing ranges based on recent market reports:
- Beach side: Generally mid $20 million to $50 million+ (select large residences and penthouses have been marketed up to $100 million).
- Golf side: Approximately $7 million to $22 million for 2- to 4-bedroom residences and penthouses ranging from roughly 2,400 to 6,400 square feet.
Sizes typically start around 2,400–2,700 sq ft and climb well above 10,000–12,000 sq ft for the largest Beach Houses and penthouses. Interiors by Champalimaud Design feature coastal elegance with high end finishes, expansive terraces, and many units offering both sunrise and sunset exposures.
