Port Royal Club membership is tied to eligible parcels (generally south of 21st Avenue South), not to “anyone who can pay an initiation fee.” New owners typically have 90 days after closing to join, hold eligibility with a partial deposit and dues, or risk a costly reinstatement later. A new ~$100 million Gulf front clubhouse is targeted for 2026. Joining costs and dues change; verify with the Club before you write an offer.

You can choose among finished new Aqualane waterfront, a premier Olde Naples custom home, or true Port Royal wide-water / club-eligible product. Gulf-front Port Royal and assembled Gordon Drive land still sit above this.
Which neighborhood should you buy?
- Choose Port Royal if you want estate scale, a large boat, privacy, and a private beach club tied to the deed.
- Choose Aqualane Shores if you want a dock and still want to walk or bike to Third Street and the beach.
- Choose Olde Naples if your daily life is restaurants, galleries, the Pier, and a short walk to the Gulf.

You can drive in minutes. It is not the same walkable grid as Olde Naples. Aqualane is the middle ground.
