Original mid century “Old Florida” ranch homes still stand alongside renovated properties and brand new coastal contemporary estates built to modern hurricane codes. Entry level waterfront properties often start in the low-to-mid millions, reflecting land value more than the existing structure.

The mix gives the area character. You can find a charming single story home with a dock or a multi story modern estate with a pool, outdoor kitchen, and long water views. Cul-de-sac “tip” lots sometimes offer extra privacy or western exposure.

Why It Feels SpecialNaples has many beautiful waterfront communities. Few combine private Gulf access docks, a true walk-to-the-beach location, no HOA, and this particular slice of North Naples convenience. Residents talk about the small neighborhood feel neighbors chatting from docks, holiday boat parades, easy evenings on the water while still having world class dining and shopping minutes away. It is not inexpensive, and like most coastal Florida waterfront, flood insurance and storm considerations are part of ownership.
