For decades the street was lined with 1960s and 1970s low rise condominiums and co ops. Hurricane Ian’s surge in 2022, deferred maintenance, and Florida’s post Surfside structural and reserve rules made full renovation uneconomical for several buildings. Owners and developers razed the Bahama Club, Gulf Shore Colony Club, Harbour Club, The Mansion House, and Park Place Club. In their place is a new generation of low density, higher elevation luxury condominiums.The City of Naples Miracle Mile Committee is also discussing streetscape, landscaping, and infrastructure upgrades, with a City Council workshop expected in fall 2026. That public realm work is meant to match the private redevelopment and keep Gulf and bay views part of the corridor’s character.
Why the Redevelopment Is Happening NowThree forces are driving the Naples Miracle Mile condo boom:
- Hurricane Ian damage made many ground floor units uninhabitable and raised the cost of bringing older buildings up to current wind and flood standards.
- Post Surfside Florida condominium inspection and reserve requirements increased carrying costs for aging associations.
- Buyer demand for new construction, private elevators, in unit wellness space, and branded or boutique service has supported pricing that can underwrite demolition and rebuild.
Nearby, the Naples Beach Club’s relaunch as a Four Seasons Resort has added a “Four Seasons effect”: more national awareness, dining, and resort amenities without requiring every new building to operate as a hotel. Buyers are a mix of empty nesters, second home owners from the Northeast and California, and households that want estate scale space without a single family maintenance burden.
Rosewood Residences NaplesRosewood Residences Naples, at 1601 Gulf Shore Boulevard North in Coquina Sands, is the furthest along. The Ronto Group and Wheelock Street Capital are developing the project, with residential services under a Rosewood Hotels & Resorts license. MHK Architecture designed the buildings; interiors are by Lillian Wu Studio.The site is the former Mansion House, eight two story co op units on more than five acres with roughly 480 to 500 feet of beach frontage, just north of Lowdermilk Park. It is one of the largest beachfront assemblages to trade on this stretch in decades.

Anthony Solomon, president and owner of The Ronto Group, has pointed to the rarity of a parcel this size directly on the sand. The building is owner occupied rather than a hotel condo, which is a selling point for buyers who want Rosewood level service without resort traffic.
In September 2026 the developers closed a $197 million construction loan from affiliates of Apollo Global Management and BDT & MSD Partners. Permitting was being finalized over the summer, with groundbreaking planned for fall 2026 and completion targeted for 2028. Design is by Randall Stofft Architects and SB Architects, with interiors by Champalimaud.Kolter Urban president Brian Van Slyke has described Olana as a “complete home in the sky”: entertainment rooms, climate controlled wine storage, theaters, and a private fitness and wellness suite inside the residence, plus concierge service and direct beach access. At this size it is not a downsizing product. It is positioned against Port Royal and Old Naples estate homes.
3300 Gulf ShoreKolter Urban’s 3300 Gulf Shore, at 3300 Gulf Shore Boulevard North in the Moorings, replaces the former Executive Club. The project sits between the Gulf and Doctors Bay, near Lowdermilk Park, and includes a private 16-slip marina.

This is the broader entry into the Miracle Mile new construction set. It offers a wider size range than Olana or Rosewood while still sitting on the same corridor.
Construction staging, beach access during builds, and the city’s streetscape plans will matter through 2028. Insurance, elevation, and reserve funding should be easier to underwrite in these new buildings than in the 1960s stock they replaced, which is part of the buyer thesis.For seasonal buyers arriving in October and November, Rosewood is the project that can actually close in the near term. Olana, Harbour House, 3300 Gulf Shore, and 2020 Gulf Shore are pre construction or early construction decisions, with deposit schedules and delivery risk attached.
